Furnishing hotel rooms: what distinguishes 60 rooms from one
Furnishing a hotel with 60 rooms presents different requirements than equipping a holiday apartment. Volume fundamentally changes the planning: delivery capacities must be secured, items must remain available for months, and every decision multiplies by the number of rooms. A single room can be furnished with clearance items or individual pieces. Larger projects require manufacturers who can deliver subsequent orders, and furniture that can be reordered during ongoing operations.
Planning horizon and availability
For individual rooms, you can make short-term arrangements. Larger projects require a lead time of three to six months. You must clarify whether the selected models can be produced in the required quantity and whether reorders are possible. A bed that is available today may be discontinued in three months. For 60 rooms, you need binding commitments on availability and documented article numbers. The selection of Beds should include models that the manufacturer keeps permanently in their range.
Logistics and delivery
One room fits in a van. 60 rooms mean several lorry loads, unloading zones, interim storage and a delivery schedule. You must coordinate with the supplier whether the goods arrive in stages or whether you provide storage space for a complete delivery. Check lift capacities, door widths and turning circles in corridors. Large headboards or bulky wardrobes can become a problem in older buildings. Calculate personnel for goods receipt and distribution to the floors.
Maintenance and replacement procurement
Things break during ongoing operations. For one room, you replace a defective part. For 60 rooms, you need a system: spare parts in stock, documented sources of supply, identical versions over years. If you choose a chair model today, the same chair must still be available in two years. Maintain a materials database with article numbers, surfaces and dimensions. This applies to furniture as well as textile furnishings and Decorations that must be reordered.
Calculation per room
The quantity influences the purchase price. From 20 to 30 units, it is worth enquiring about volume discounts. Calculate all items: bed, bedside table, wardrobe, seating, lighting, mirror, waste bin, curtains. A single room costs more per unit in procurement than when purchasing larger quantities. Also calculate transport and assembly per room. With 60 units, even small amounts add up considerably.
Uniformity and variants
Individual rooms may be unique. In larger establishments, guests expect a certain uniformity, at least within one category. Define standards for room categories: standard, comfort, suite. Within each category, furniture, colours and furnishings should be identical. This facilitates maintenance, cleaning and guest communication. Variants are possible, but each additional version increases administrative effort.
Assembly service and time planning
You assemble one room in a day. 60 rooms require a team and a tight schedule. Clarify whether the supplier offers assembly or whether you commission your own staff or external service providers. Plan two to four hours per room for furniture assembly, depending on complexity. For 60 rooms, that amounts to 120 to 240 working hours. With a two-person team, you need 15 to 30 working days. Buffer time for rework and defect rectification.
